Sec 96 of the Right to Fair Compensation Act 2013 & CBDT Circular No. 36/2016 dt. 25.10.2016 exempts entire compensation on compulsory acquisition of property from income tax. This exemption is widely misused by those in the knowledge of probable acquisition, causing huge revenue loss to Govt. Hence, such exemption be denied to those in the real estate business & also to those who acquired property within five years of acquisition notification.

We should setup a OTC exchange for Private Equity deals. At present all unlisted FDI deals are done offline and majority of deals go tax free. We can add STT on the OTC trade. One can directly ensure RBI reporting as part of the OTC trade. This will facilitate the transaction with minimal documentation and also ensure tax collection. Reporting issues - FEMA, RBI, SEBI and Income tax can be taken care off.

1) Please reduce income tax from 20% to 10%. 2) Reduce home loan interest rates for first time home buyers, who are buying home in same city in which they are working. 3) Identification of Benaami properties. This was promised in 2014. Thank you for your great work Sitharaman ji and whole BJP. Especially for Ram Mandir, 370, and CAA and NRC.
